A Guide to Buying a Hobby Farm or Homes with Land
If you’re new to the Huntsville area, first of all, Welcome! As you probably have noticed, the Huntsville area is full of rolling pasture, fertile farm land, rugged nature trails and heavily forested hills. It is the perfect place to explore the outdoors, horseback, kayak, hike, fish or camp.

Here are some things to consider when buying home/farm with acreage:
- Are you able to access your property during inclement weather? Huntsville does a poor job maintaining roads when there are snow or ice storms. This may be important to those who need to get back and forth to work.
- Cellular reception and Wi-Fi availability. This would be especially important to those who telework or those who need good Wi-Fi access for homeschooling.
- Is the land flat enough to build a home, garage or barn? Does it have good drainage from a hard rain? Is the land suitable for animals?
- Does the property have some type of water source? Most places you can get electricity but water is a different story. It can be very expensive if the county or water department has to bring a water line to your property. In some cases, it is much cheaper for you to drill for a well.
- Does the property perk? You may want to build an additional house or mother-n-law suite. If you do not live in an area that offers city sewage, then septic tank is your only option. This will require you to get a perk test. If you live in clay country, which is generally Huntsville, then your land may not perk (drain quick enough). If you fail a perk test, then your options may be limited to an engineered septic system which may cost you more than 10K.
